Official Renters’ Rights Act Information Sheet Released

Deadline: 31 May 2026. What landlords must provide.

The Ministry of Housing, Communities and Local Government has released the official Information Sheet for the Renters’ Rights Act 2025, published 20 March 2026, ahead of the 1 May 2026 implementation date.

The document must be given to tenants before 31 May 2026. Landlords who fail to provide it on time could be fined up to £7,000.

A copy must be given to every tenant named on the tenancy agreement.

Who needs to provide it

The Information Sheet applies where the tenancy is an assured or assured shorthold tenancy, was created before 1 May 2026, and has a wholly or partly written record of terms. It does not apply to lodgers.

Where a letting agent manages the property, the agent must provide the sheet, even if the landlord has already done so.

Landlords with a tenancy based entirely on a verbal agreement cannot issue this sheet. They must instead provide certain written information about key tenancy terms. Further guidance is available on GOV.UK by searching “Tenancy agreements: written information for your tenant.”

How to provide it

The Information Sheet must be the exact PDF downloaded from GOV.UK. It can be provided as a printed hard copy or sent electronically as an attachment. Sending a link to the PDF is not valid.

Key operational changes covered

All existing tenancies will convert to Assured Periodic Tenancies on 1 May 2026. Fixed-term agreements will cease to apply.

Section 21 notices will no longer be available after 1 May 2026. Landlords will need a valid ground for possession under Section 8.

Rent increases must follow the Section 13 process, limited to once per year, with at least two months’ written notice using Form 4A.
